1. Introduction
Welcome to E&D Vacation Rentals website. By accessing or booking through this site, you agree to the terms outlined below. These Terms and Conditions govern your use of our website and rental services.
2. Booking Policies
- Reservation Process: Guests must complete the booking process, including providing accurate personal information and payment details.
- Minimum Stay: A minimum stay of 2 is required for all bookings unless otherwise specified.
- Age Requirement: The primary guest must be at least 25 to make a reservation.
3. Payment Terms
- Payment Schedule: 100% of the booking fee is required upfront.
- Accepted Payment Methods: We accept credit cards, PayPal, etc.
- Security Deposit: A refundable security deposit of $750 is required and will be returned within 7 days after check-out, pending inspection of the property.
4. Cancellation and Refunds
- Cancellation Policy:
- Cancellations made more than 60 days before check-in will receive a full refund.
- Cancellations made within 60 days of check-in are non-refundable.
- Force Majeure: Refunds may not be granted for cancellations due to events outside of our control (e.g., natural disasters, pandemics, government restrictions).
5. House Rules
Guests must:
- Respect neighbors and observe quiet hours from 10:00 PM to 8:00 AM.
- Follow all posted property guidelines (e.g., no smoking, no parties, no pets unless specified).
- Limit occupancy to the agreed number of guests.
6. Check-In and Check-Out
- Check-In Time: After 4:00 PM.
- Check-Out Time: By 10:00 AM.
- Late check-out may result in additional fees unless pre-approved.
7. Liability
- Guests are responsible for any damage caused to the property or its contents during their stay.
- The property owner/manager is not liable for injuries, losses, or damages incurred during the guest’s stay.
8. Privacy Policy

9. Governing Law
These Terms and Conditions are governed by the laws of the United States.
